Smith, of Website5, and many other consultants. Building or
buying a home is such a large investment that just one “tip”
may save you hundreds or even thousands of dollars or a
headache every time you step on that squeaky board etc. It
is wise to learn from the unfortunate experiences of others.
This book will give you tips about building a new home and also about
buying a used home.

“HOUSE BUILDING/BUYING TIPS” tells you about THE GOLDEN
RULE! Pick a builder who agrees, in writing, to return six months
later to repair any problems you have noticed since you moved in. They have
usually started another project and they won’t want to return to a job they
have already been paid for.
“HOUSE BUILDING/BUYING TIPS” contains tips, such as, when the
builder finishes your drywall, put a lamp at the base of the wall. If the wall
isn’t straight, the light will cast a shadow. It will be a lot easier to remedy
this situation now than it will be after the carpet is laid.
“HOUSE BUILDING/BUYING TIPS” will help you to make more
thorough decisions about items which you may not have considered before, such
as:

If you want your house to seem a lot bigger, make the rooms one foot taller.
It is inexpensive since it is mostly air but your house will look a LOT BIGGER
- inside and out! (We did that and our insurance agent re-measured the house
again because he thought it was a different house!)

If you are buying a used house and it has siding on the outside, be
very careful. People usually put siding on houses because the outside
looks so bad! Siding can make a pitiful house look like new!

Order your supplies early. The bricks we wanted were back-ordered for one year!

If you have a fire-place, install a gas-starter. They don’t cost much and you
will never have trouble starting another fire.

If your house is just framed and your floors are getting rained on excessively,
don’t squeegee them! Simply drill a small hole where the puddles are located
and the water will drain to a better place.

An access door by your garage is recommended or you will wear out your garage
door opener sooner and you will let a lot of cold or wet air in every time you
open the large garage door.

For resale purposes, it is better to buy the cheapest house in a nice area that to buy the nicest house in an average area.

If you plan to finish your basement later, put the large items in the basement,
for example, drywall and tub etc. before you cover the basement with the next
floor.

Should you have a gravity drain instead of a sump pump - it’s maintenance free.

Don’t put your outside lights too close to your door because they will attract
bugs and when you open the door, the bugs may decide to tour your house.

Do you want a two-story house? They are nice when you are young but as we get
older, they will make it more difficult for us to use all the rooms. When you
want to sell your house, you reduce the number of possible buyers because the
older people won’t be as interested.

Adding a door to your basement will keep the cold air upstairs, where you are living during the hot weather, instead of
letting it cool your basement, where you probably spend less time.
